Construction starts on ‘Le Mirabeau’: a new-generation rented office tower on the site of the historic CMA CGM Group Head Office


  • ‘Le Mirabeau’ will be completed in 2023 to welcome new companies at the heart of the Marseille Skyline.
  • This tower meets the highest levels of environmental performance and quality of life at work under international standards.

The CMA CGM Group, a world leader in shipping and logistics, and Bouygues Immobilier, one of France’s leading real estate developers, have announced the start of construction on the new ‘Le Mirabeau’ tower.

‘Le Mirabeau’, to be built on the site of the historic CMA CGM Group Head Office, where Jacques Saadé began the CMA CGM adventure, was designed by architect Hala Wardé. The tower has been conceived as a flagship building, taking its place in Marseille’s new Skyline and crowned by a space looking out to distant maritime horizons.

A unique architectural statement, ‘Le Mirabeau’ will combine comfort, innovation, technology, services and well-being, with panoramic views over the Mediterranean and the city of Marseille. This keystone project is built around three priorities:

  • Quality of life, thanks to facilities to ensure a pleasant working environment for employees,

  • The environment, with a sustainable building meeting the highest standards.

An innovative building, providing an exceptional setting to promote quality of life at work 

With a total floor area of 21,800m², the 21 office floors have been designed for new uses and ways of working. ‘Le Mirabeau’ will offer outdoor spaces and opening windows on all floors, allowing for natural ventilation.

‘Le Mirabeau’ tower will provide:

  • A connected cafe on the ground floor, open to the outside.
  • A tailored concierge service,
  • Modular co-working spaces,
  • Cloakrooms and showers available to all tenants,
  • A large bicycle and scooter park within the building,
  • Parking spaces fitted with electric charge points,
  • Access to outdoor spaces on all floors.

At the top of the tower an exceptional space, reminiscent of a shipping container, will provide a shared facility for events, offering spectacular views over the Mediterranean (offices, meeting rooms, reception area).

  • Connection to the ‘Thassalia’ sea water circuit, which uses marine thermal energy to reduce greenhouse gas emissions by 70%,
